Serrano Pointe Commerce Center
Location: San Bernardino County
Blueprint Horizons led the site planning, conducted comprehensive hydrology analyses, and engineered the storm drain system, water quality features, and SWPPP study for this 50-acre Artificial Intelligence commercial center. All required permits have been secured, with construction slated to begin in August 2025. A key design opportunity—successfully addressed through innovative engineering—was developing an efficient storm drain system suited to the site’s relatively flat terrain.

Legacy Highland Project
Location: Riverside County
Role: We directed the effort on this 1,366-acre project, which includes a 20-tracts area featuring commercial and industrial buildings. I spearheaded rough grading, Hydraulic & Hydrology analysis, storm drain design, HEC-RAS analysis, water quality assessment, and sewer and water infrastructure design. Highlight of the project was integrating increased runoff mitigation across all tracts due to site-specific constraints.

Role: As Project Lead at Mayor’s and Associates, I oversaw the preparation of hydrology analyses, Water Quality plan, and storm drain system design for this multistory residential development. I successfully delivered construction-ready plans that supported sustainable urban growth by incorporating proprietary BMPs—an innovative solution tailored to address site spacing constraints.

Role: As Project Lead at Mayor’s and Associates, I managed the preparation of hydrology analyses, storm drain systems, water and sewer infrastructure, and street design for a 25-acre residential project. I successfully delivered plans for 85 single-family homes, advancing sustainable development in the region. The project was completed in 2017. A key design focus was achieving full compliance with San Diego County’s SMRHM Hydromodification Modeling Program—successfully addressed through detailed modeling and adaptive design strategies.
